General terms and conditions
'Koe in de Kost' will only accept bookings from people 18 years or older. 'Koe in de Kost' reserves the right to decline a booking at any time without providing any reason. We always try to respond in a timely manner. You can, therefore, expect that we'll confirm your booking and send you an invoice by email within two working days. Please check if the confirmation is accurate. If there are any inaccuracies, you'll need to notify us by email within 10 days of the date of the confirmation/invoice and before the stay. If you haven't received a written confirmation and invoice within 2-3 working days after booking, please contact us.
We strive to always show the correct prices. But we're only human and sometimes make mistakes. Therefore, the prices on www.koeindekost.nl are not binding. 'Koe in de Kost' reserves the right to change these prices in case of mistakes. When you book, you'll receive the price. The price on the confirmation/invoice is binding. Price discounts and/or special offers cannot be used after the confirmation/invoice has been sent out by 'Koe in de Kost'.
The rental price for each accommodation includes: Rent for the Grondulow | Use of and access to the farm land of the Alferink family | Water use | VAT.
Not included are, among others: Linen including formatting service (€12,50 p.p.) l Tourist tax and fees l Final cleaning (€65 per 5-person Grondulow, €75 per 6-person Grondulow, €90 per 8-person Grondulow or 8-person Farmhouse, €160 per 12-person Grondulow) l additional cleaning fee in the case of pets (€45 per accommodation) l Making the beds and collecting the linen l Emptying the dishwasher before departure l Putting rubbish in a bin bag and depositing it in a container.
Day visitors are not included in the price. In general, you're allowed to receive visitors during your stay at our farm. These visitors should check in at the farm. For visitors in addition to the maximum number of guests allowed per Grondulow, 'Koe in de Kost' charges €5,00 per person per day.
4. Tourist tax and fees
The rent prices for a Grondulow are excluding tourist tax and fees. How much these are, depends on the municipality where the farm is located. Currently, it's €0.90 per person per night. Determining the number of people per booking period is based on the maximum number of people that stay in the Grondulow for at least one night.
If you'd like to bring your pet, you can. Pets are welcome at the farm for a small fee, provided we've been informed in advance. We charge an additional €45 cleaning fee per accommodation where a pet stays. These costs also apply if you receive day visitors who bring a pet. If you want to bring along multiple pets on your holiday, then we charge an additional fee per night starting with the second pet (€7,50 per pet per night).
Booking sums need to be paid in two terms. We will, of course, send you a booking confirmation with payment conditions. The down payment of 50% needs to be made within 14 days after the date of the invoice. The remainder (50%) of the booking sum needs to be paid to 'Koe in de Kost' before your stay starts. When you book less than 10 weeks before the start of the stay, we require you to pay the full booking sum in one payment. In case of late or incomplete payment of the invoice sums, you'll be held in default. We'll send you a reminder, once again requesting you to pay. If the sum has not been paid to 'Koe in de Kost' within 14 days after the reminder, we will have the right to unilaterally dissolve the agreement by giving you a written notice (email or letter). You'll also be liable for the costs of all damages that 'Koe in de Kost' suffers as a result, including all costs incurred related to dissolving your booking.
In the event of a cancellation or cancellation within 7 days before the planned start date of the stay, we will charge a cancellation fee of 100% of the booking amount. With a cancellation between 8 and 31 days we charge 90% of the total refraction amount. For cancellations between 32 and 69 days before arrival we charge 60%. In case of cancellation 70 days (or more) before arrival we charge 30% of the total booking amount. Amounts already paid will be settled with the termination compensation to be paid. If nothing has been paid yet, the aforementioned amounts will be charged. You can also arrange cancellation insurance through your own travel insurance.
Booking at a touroperator?
Please contact the tour operator if you want to change or cancel a booking. The conditions differ per tour operator. Also check the conditions with your own travel insurance.

If, after completing your booking, you want to make changes to it, 'Koe in de Kost' is not obligated to comply. 'Koe in de Kost' is free to choose if and to what extent they accept the changes to the booking.
9. Arrival and departure
After booking, we'll send you a reservation confirmation that also serves as the invoice. You can show this reservation confirmation when you arrive for entry. Our arrival times start at 16:00 At the day of departure, you're required to vacate the accommodation before 10:00 on weekdays. The latest departure time on Sunday is 18:00.
10. House rules
We want to offer all our guests a pleasant stay. That's why there's a set of house rules in every accommodation. Although it has never happened and we hope it never will, violating the house rules can lead to being removed from the farm, without refunding the rental sum or part of it. 'Koe in de Kost' reserves the right to change the setup and opening hours of the facilities on the farm. We also point out that it's possible that there will be maintenance activities on the farm or in the accommodation(s) being carried out, without this giving you a right to any type of reimbursement.
'Koe in de Kost' does not accept liability for: Theft, loss or damage of any kind, during or as a result of a stay at our farm | the becoming inoperable or broken of technical equipment or the failing of closing of facilities on the farm. The renter and the people accompanying him or her, have joint and several responsibility for any losses and/or damages that occur for 'Koe in de Kost', the farm and/or any third party as a direct or indirect result of their stay, regardless whether this was caused by actions or negligence by them or third parties that are on the farm as a result of their actions as well as any damage caused by any animal and/or object they bring with them. In the case of not properly using or leaving behind the accommodations, additional (cleaning) fees can be charged.
Despite all our care, it can happen that you have a legitimate complaint. You should bring up this complaint on location with us right away, in order to give us the opportunity to solve the matter immediately. If we haven't handled the complaint to your satisfaction, you have up to 1 month after departing the farm to make a written complaint to 'Koe in de Kost' by email. If that still not leads to a satisfactory solution, you have 3 months after the departure date to submit your complaint to the Consumer Complaints Board Recreation Postbus 90600, 2509 LP The Hague, telephone 070-3105310. The decision of this company has the power of a binding recommendation.
